The 14 Hidden Costs — Explained One by One
1. Maintenance Charges (₹1,500–₹6,000/month)
The most common hidden cost. In many Bengaluru apartments, maintenance is collected separately from rent. Always ask: "Is maintenance included in rent or separate?" Some complexes charge ₹4–₹6 per square foot per month — that's ₹4,000–₹6,000/month for a 1,000 sq ft flat.
2. Water Charges (₹300–₹1,500/month)
BWSSB (Bengaluru Water Supply) charges are often passed to tenants separately. Buildings with borewells may charge for water separately. Buildings relying on water tankers (common in Sarjapur, Whitefield outskirts) can bill ₹1,000–₹3,000/month extra during summer.
3. Parking Charges (₹500–₹2,500/month)
In newer apartment complexes, covered parking slots are charged separately — ₹500–₹1,500 for 2-wheeler, ₹1,500–₹2,500 for 4-wheeler. Some owners include this in rent; others don't mention it at all.
4. Generator/DG Charges (₹300–₹1,500/month)
Common in older layouts with power cuts. Some complexes meter DG usage and bill you separately. Ask about BESCOM reliability in the area before assuming 24hr power.
5. Club House or Amenity Charges (₹500–₹2,000/month)
New complexes with gyms, swimming pools, and clubhouses often charge monthly amenity fees — whether or not you use them. These are non-negotiable in many societies.
6. Internet (₹400–₹1,200/month)
Some buildings have mandatory "approved ISP" agreements that force you to use their broadband provider — usually at premium rates. Ask before assuming you can use your own.
7. Painting/Whitewash Clause
Very common in Bengaluru rental agreements: "Tenant shall repaint/whitewash the flat at the time of vacating." This can cost ₹15,000–₹40,000 for a 2BHK. Always get "normal wear and tear painting is owner's responsibility" in writing.
8. Security Deposit Deductions
While legally you're entitled to your security deposit back, many owners deduct for minor things: a scratched tile, a broken light switch, missing door stoppers. Document every pre-existing damage on Day 1 with photos.
9. Early Exit Penalty
Most agreements have a 1–2 month lock-in period and a 1–2 month notice period. If you exit early, you may forfeit notice period rent. Read this carefully.
10. Society One-Time Charges (₹5,000–₹15,000)
Some Bengaluru apartment societies collect a one-time "non-refundable joining fee" from new tenants — separate from the security deposit. Legally questionable, practically common.
11. Annual Rent Increment (5–15%)
Most agreements include 5–10% annual increase. Some owners verbally say "we'll see" but the written agreement says 15%. Read the increment clause.
12. BBMP/Property Tax Claims
Some landlords try to pass property tax increases to tenants through mid-year rent hikes. Unless your agreement explicitly mentions this, it's not your responsibility.
13. Festival/Religious Restrictions
Not a monetary cost but a quality-of-life cost — some strict Veg-only buildings in Bengaluru prohibit cooking non-veg during festivals, hosting large gatherings, playing music after 10pm. Read society rules.
14. Brokerage Charges
