TL;DR — Quick Summary
Encumbrance Certificate, Khata, RTC, RERA, occupancy certificate — the 7 documents you must verify before buying or renting in Karnataka. Online verification links included.
Why Document Verification Is Non-Negotiable in Karnataka
Karnataka has one of India's most developed property registration and document systems — but also one with the most potential for fraud if you don't know where to look. Duplicate registrations, forged encumbrance certificates, and unregistered layouts are genuine problems.
In 2025, Karnataka Police's economic offences wing registered over 340 property fraud cases — most involving either fake ECs, forged sale deeds, or properties sold under court dispute. This guide gives you the exact 7-document checklist and the government portals where you can verify each one yourself — for free.
The 7 Documents — What Each Is and How to Verify
Document 1: Encumbrance Certificate (EC)
What it is: Official record of all registered transactions on a property — mortgages, loans, sale deeds, court attachments.
Why it matters: Confirms no hidden loan or mortgage exists. If an owner has mortgaged the property with a bank, you could end up in a legal dispute.
How to verify: kaveri.karnataka.gov.in → "Encumbrance Certificate" → Search by registration number or property details. Official EC is free online.
What to look for: 13+ year EC history with no mortgages or court orders. If there's a mortgage, confirm it's been discharged (closed) with the bank.
Document 2: Khata Certificate + Khata Extract
What it is: Property tax account certificate from BBMP (Bengaluru) or MUDA (Mysuru).
Why it matters: Shows A-Khata (fully approved) or B-Khata (restricted). Required for home loans, trade licenses, GST registration.
How to verify: bbmp.gov.in (Bengaluru) or muda.mrc.gov.in (Mysuru). Search by property ID.
Document 3: RTC (Record of Rights, Tenancy and Crops)
What it is: For agricultural land — shows ownership, cultivation type, encumbrances.
Why it matters: If buying converted agricultural land, the DC Conversion order + updated RTC confirming conversion is essential.
How to verify: landrecords.karnataka.gov.in → RTC search by survey number.
Document 4: RERA Registration Certificate
What it is: Government of Karnataka registration under Real Estate Regulatory Authority.
Why it matters: All residential projects above 500 sq mt or 8+ units launched after May 2017 must be RERA registered. Confirms builder accountability.
How to verify: rera.karnataka.gov.in → "Registered Projects" → Search by project name or RERA number.
Document 5: Approved Building Plan
What it is: The sanctioned plan from BBMP, MUDA, BDA, or local authority showing approved floors, setbacks, and usage.
Why it matters: Extra floors built beyond approved plan are unauthorized and at risk of demolition notice.
How to verify: Request from owner. For BBMP: bbmp.gov.in → Building Plan approval search.
Document 6: Occupancy Certificate (OC)
What it is: Certificate from the civic body confirming the building is complete as per approved plans and safe for occupation.
Why it matters: Without OC, a building is technically unauthorized for occupation. Banks may not give loans. Utilities connections may be unofficial.
How to verify: Request original OC from owner. For new projects, verify via RERA portal or BBMP.
Document 7: Property Tax Paid Receipts (last 3 years)
What it is: Proof that property tax has been paid regularly to BBMP/MUDA.
Why it matters: Outstanding property tax creates a lien on the property that transfers to the buyer.
How to verify: BBMP portal → Property Tax payment status. MUDA portal for Mysuru.
